Rough idea on extension cost

First of all, apologies as this question has been asked countless times in the past but with the current pricing situation the old threads are no longer that useful.

We're in the position of needing more room and are stuck between moving and extending.

If we were to extend it would be to add a 3m X 6m double storey extension to the side of our house. Extra reception room & WC/utility room downstairs and an extended bedroom + extra bedroom upstairs.

(We could potentially go bigger on the length of the build but 3m is max width).

We currently have no idea on what this would potentially cost. Does anyone have any experience or recent projects that are similar enough in order to give us an idea? We are in the Derby area.

£2500 - £4000 per square meter. Then add extra for any fitted kitchens and flooring etc. Lower end of scale if it’s a basic spec and simple construction.

Assuming no complications with the build (needing fancy foundations or drainage woes)

I’d say the budget should be £2000 per square meter at the moment due to material costs and shortage of skill labour to get a finished set of rooms. Add more if those rooms will be kitchens, bathrooms, or have fancy bi folds, etc.

So £72k upwards. Nothing is cheap at the moment.

There is potentially some economies of scale to be had, so if you build bigger (as you mention you could) the cost per square meter go down…you still have to pay more money, but you get better value for cost vs space.
