Rusted Plaster beading

Hi

I hope someone can help me on this. I have a 1935 semi with an electro osmosis dpc, so I have never worried too much about rising damp.

I have, however, noticed that there is brown staining along the corner of the ground floor bay window, and I'm pretty sure it's the corner beading rusting under the wallpaper and plaster.

Last summer I also repaired the rendering outside. This looks to have been done properly and doesn't bridge the dpc and has a bell cap. However, it had started to bubble and crack in places. I repaired this but have notice that it is starting to return again.

There is no obvious signs of damp on the inside of the bay (mold or damp patches).


Could all of this be a sign of rising damp?

I have spoken to a local damp specialist on this who says that it is likely that water has got into a gap between the render and the brick and is moving through the brick to the inside. I have checked this area of render and it does sound 'live' in places suggesting that the render has come away from the brick.

Does this sound like a plausible theory?

Any advice would be appreciated.
