Side and rear extension - is this Permitted development

We are looking to do a 3 metre side infill along with a 3 metre rear exactly as envisaged on Page 26 of the Technical Guidance. However, on the same page it states that this would be PD if one of the extensions are "added at a later date".

I am seeking to submit an application for a Lawful Development Certificate showing an addition of both extensions - will this be rejected because they are on the same application, and presumably will be undertaken at the same time?

If you plan to build as per the diagram on page 26 then your development would be PD, you can build them at the same time. Ignore the "added at a later date" it’s not relevant to you. Its saying that because its comparing the proposal on page 26 with the one on page 25 which would not be PD.

And there is no need to submit an LDC application if your application meet all of the other criteria. Unless you are planning on selling in the next year or so and yours or the buyers solicitor is thick. Which unfortunately actually many are when it comes to permitted development.
