Small double story extension cost

Looking to buy this property. If we are successful we would like to extend at some stage. Just to 'fill' in and square off the section you see in the photos.

Area is approx 2.5 X 2 m2

Easy access. Mr brother lives down the road and had to dig 1m foundations for his extension.

Anyone have a guide price for the works just to get it watertight I.e. Brickwork, Windows and roof.

Also just a query. How would the roof set up work here? I'm guessing some form of flat roof?

Pitched roof with rear gable. No one puts a flat roof on a 2 storey extension.
