What is the law regarding smoke alarms in a rented property?
I have been asked to wire some mains interlinked smokes in a house which is going to be rented to one family (not multiple occupany). Is just one at the bottom of the stairs and one on the landing (providing it is near to bedroom doors, cant remember the exact distance but within 5m comes to mind?) enough, or is it required to put a heat in the kitchen too?

This is Scottish regs but yours will be similar.

Therefore, in order to provide a fire detection and fire alarm system that should
alert occupants to the outbreak of fire a Grade D system should be installed in all
dwellings, comprising of:
• at least 1 smoke alarm installed in the principal habitable room
• at least 1 smoke alarm in every circulation space such as hallways and landings
and
• at least one heat alarm installed in every kitchen.
A principal habitable room is a frequently used room by the occupants of a
dwelling for general daytime living purposes.
Every inner room and adjoining access room should be provided with an
additional smoke alarm to give the occupants early warning. Where the access
room is a kitchen, the type of detector should be carefully considered to reduce the
likelihood of false alarms.

Aico website have a link about what landlords should do, but you have to have the document posted to you, no download available! That isn't going to help for Monday! Think I will be doing one up and one down.
 
Reckon if it just a family then LD3 will apply...but if it is HMO then LD2.


LD1 – alarms fitted in all rooms or areas where a fire may start.
LD2 – alarms fitted in escape routes and high fire risk areas e.g hall, landing/s plus kitchen and main living room.
LD3 – alarms fitted in escape routes only e.g hallway and landing/s.
