Soil pipe leak

Morning guys as per post title, i have leak from outside of soil pipe. It's definitely coming from roof area, because i have ripped boxing away in the bathroom & can see a trickle of water running down it. The insulation is wet through too. Can't get into loft to check around it, but managed to get up a ladder on outside & take a couple of pic's of it.

Obviously you can see the plastic thing which is broken, could that be cause? If not can you see anything from other pics. Cheers

If water is getting inside the property there has to be an issue with the roof , possibly the lead flashing around the vent pipe.
Nothing obvious in pics ,but unlikely to be the plastic bit thats cracked.
You need to get into the loft.
 
A crack/break in the weathering collar like that won't make that lead slate leak, only if the slate itself is compromised. If the slate is intact and not split anywhere around the joint then I'd say it's more likely to be capillary action and the water is leaching in under the slate, all that moss around it won't help as that'll act as a sponge and then as a conduit for the water to leech underneath.

It may be time for a roofer to check that and possibly lift the slate if nothing obvious can be seen from inside.
 
Actually, looking at it again ... a bit closer .... the weathering collar is actually broken right at join of the soil pipe and the lead slate's collar, so if that wasn't actually sealed at the joint then it might be leaking water in down along the edge.

If that's the case, is it a easy fix?
 
Erm ... it depends .... as much of that old collar needs to be cut off and a new one fitted, the trick will be getting enough of the old one off to allow a new one to be fitted and provide correct moisture deflection. That and getting someone up there to do it without charging lots of moola

Obviously it's not just about replacing & gluing the collar then.
Not something im going to have a go at then. Getting someone to phone back would be a start lol. Cheers for the help
 
Well it kinda is but ideally the old one is removed and then the join where the lead slate meets the plastic is cleaned and re-sealed, then a new collar is glued on, to ensure it's done right and last as long as possible.
