Hi,

Noticed some damp patches at the bottom of one of the corners of the velux window. See photos.

Looking ouside from the Velux, nothing apppears to have shifted and everything looks in place, althoutgh I can only see a limited view (bottom and up the sides). Managed to take photos of the top of the window. Tiles look ok? Some moss growth on the metal of the velux

I wondered whether the gap betweeen the skirt and the tiles in the third photo was the issue and might neeed some flashband. The tile is covered by the skirt but not sure if higher up the tile on last photo whether the velux skirt goes up that high ( in red)?

Heating been on much less/ not at all yet this Winter. Some minor condensation down the sides - but not much. Doesn't seem enough to cause that patch size?

What you guys reckon? Move house and divorce the wife?

Thanks

it wont need flashband anywhere.
the gap you circled is fine , there's a soaker out of sight there.
The first thing you should check id the side trim screws, These can become loose or corrode off .
This will let small amount of water pass and always show towards the bottom corner/s
Also post a picture of the bottom of the velux showing the front apron over the slates

And of course you may be generating a lot of moisture indoors?

Also check that it's not on vent position on handle as this can cause condensation this time of year

Hi,

So here are the photos from this morning, plus what I have found.

The circles indicate where the woodwork was wet. The ticks where it was dry. I was unable to work out whether it was condensation on the wood or water was leaking in?

There was considerable condensation on the window this morning. This is with the air vent left open over the night.

The inner metal of the velux had water on it in photo 7. I was able to tighten the screw shown in photo 6 quite a bit on both sides - these were the bottom screws on the trim, The tops ones tighetend a bit too.

I've added 3 photos at the end of the skirt. Nothing seems obviously out of place.

I'm hoping that tightening those screws will sort it. I've noticed similar wetness on the other wall in the same place. The screw on that side was so loose there was a gap between the screw head and the metal trim.

Fingers crossed it might be sorted thanks to datarebal

Update:

Wet again this morning! I'm wondering if it's condensation. The wood and the plasterwork around the window are so cold to touch on a morning on some parts I can't work out if they are cold or damp.

Also, I don't think it rained last night so I reckon it might be condensation.....

bugger

Maybe you are generating a lot of humid air? washing on rads , saucepans with no lids? bathroom door open when in use? bathroom extractor not working or fitted??

Seems a lot for condensation to me, but your photos look like the tiles are A.O.K.

Is the condensation just around the edges of the windows in a morning, or is it on the full pane?

Has this leaked previously, ie. last year?
