Hi,
At the end of last year we noticed water running down the walls of our 2 x front bedrooms, particularly bad in the corner of the bedroom at the gable end. At first we thought it may be coming from the gutters and had them cleaned. That didn't solve the problem and we got a roofer out check the issue. When he went into the loft he noticed that we had quite bad condensation and mould building up on the felt and recommended that we get vented roof tiles to let the attic space breathe, he also checked the tiles and said none of them were broken. We had this work carried out and had 4 x installed in the front and 2 x at the back of the house. Unfortunately we are still getting water running down the walls. Another roofer came out and recommended that we got a dry ridge system fitted but it came to light soon after that our semi detached neighbours were having the same issue so I have asked the roofer to cancel the work as I didn't believe this will solve the problem! He did mention to me that the tiles may have become porous. The house is about 55 years old and has the original tile roof.
As you can imagine, we really want to try and solve the problem without replacing the entire roof but seem to be running out of ideas..... and the stark reality is scaring me!
Can anyone give me advice? Can tiles become porous through age??
