mate has a rented property, with gas fire and flamingo boiler, has not been serviced in 2 years. who can the tennants complain too, as landlord dosnt seem interested....
 
The landlord is under no obligation to get the appliance serviced, except where it can be proved that death or injury was caused by his failure to do so. All he absolutely must do is get a CP12 every year.
 
Landlord is obliged to provide a gas safety certificate though and is legally required to do so within 30 days upon request of tenant. Council environmental health may be interested to hear about it and so would corgi

The only thing the Dogs will do is bite your hand, no money init for Corgi then no interest.

Try the HSE and get another laugh.

Building control are the best bet.
 
Like its already been said phone your local council/EH or if there`s one in the area try "private sector housing". Not being issused with a yearly gas cert. could end up with the lanlord being handed a hefty fine
 
I once had a call from a complaining tenant with no LSC and an unsafe boiler.

EHO said that was too low down the list to get much attention but agreed to serve Notice with SIX weeks given for the Landlord to get the CP12 !. He actually criticised the tenant for telling lies and implied that had slowed down his response.

HSE said they would write a letter to landlord if they received a letter of complaint but admitted it would not be followed up if no reply was received due to no time being available for that activity.

The real situation is that NO ONE is bothered by not having a CP12.

Dont pay anymore rent till its sorted put it into a seperate account and make sure you document your protests in the form of registered letters to the landlord

keep all original letters send copies he hasnt a chance to get you evicted and if he tries then the courts will prob hammer him for lack of care to you

it is a long winded affair to evict if all else fails after x amount of months then move out or go on holiday with the rent money
