Sorry - this has probably been asked numerous times, but...

Please can someone give me advice and guidance on a wood extensions.

I've reviewed the government planning page, but require some further clarification.

I want to build a wood extension that is within the rules stated on the government page (height, size, etc), but my house is a brick cladded house so does the extension also have to be brick cladding, or can it be wood?

If the extension can be taken down and not permantently attached does that work in my favour at all?

Can the extension be used as a spare bedroom? or failing that something like a games room?

As you can tell i'd like to avoid getting planning permission for such a small project.

You can build it out of wood, and clad it with what you want.

All you would do is follow the relevent building regulations for moisture resistance, fire precautions, insulation etc. But its not a problem to achieve.

"Similar visual appearance" not similar material or finish
How is a timber-clad extension going to be of similar visual appearance to a brick-built house?
Our new extension is being built under PD (with an LDC), and will be off-white render versus the original stone of our c1900 terrace.

Our architect justified this to us as the council generally interpreting 'similar visual appearance' as 'not radically out of character' - e.g. a steel glass box or something.

Paint it red with grey lines?

What I did was build the brick extension with flush joints and every second bed joint raked out. This matched the horizontal lines of the cedar cladding.
 
So it sounds like wood cladding would be ok...

In terms of using it as a bedroom is there any issue?

No, you just apply whatever standards are required for the intended use. For bedrooms, means of escape, window openings and ventilation will apply specifically. The structure is built the same regardless.

Yes, think carefully about using products that require frequent maintenance.
Build a brick façade and forget about it for decades.
