Hi,

My wife and I purchased our new home in June last year, since then cracks are appearing in the walls, light switches are becoming loose, doors are no longer closing properly and most importantly the floorboards for the stairs, and all bedrooms creak none stop. We have a 13 month old and we have can't even get a drink of water at night without waking her up. The company which we purchased the house from has now gone into administration and we just don't know where to go from here. Another company has purchased the remainder of the developments but will not aid us in fixing these issues. We invested our entire life savings into this house and my wife is so upset with the whole thing.

Any ideas on what we should do?

Thank you

TBH, those issues are common and typical of todays builds and are classed as "minor"

Most of them are shrinkage related to the property drying out, and wont stabilise for a full year or so. After that fill the cracks and sand the doors

You will have to tighten up the switches yourself

For the floor, you could try screwing the boards down, and same for the stair treads

I agree with ^woody^ about shrinkage and screws to control floor squeaks. I'm more concerned about the doors - it might be worth getting in touch with NHBC.

Don't go through any pipes!!! Make sure you know where your stopcock is, the last thing you want to do is screw through a pipe and not know where to turn the water off.
