Hi All,

Would really appreciate some help or information regarding our ecoTEC plus 937 boiler.
The boiler is pumping out some 'scalding' hot water and when I access the live monitor section it is showing s.27 DHW mode pump overrun and also s.63 fault check gas route.
I am not an engineer but I am quite happy at having a go at things - obviously should I be told this is something that 'joe blogs' can't touch I won't. However, should someone be able to instruct me that it's not something that is complicated to rectify - I'd really be grateful to not have the expense of calling someone out to deal with it.
I don't want to leave it too long in case it is causing further damage to the boiler and also I have younger children that have been banned from turning the hot tap on. It really is quite hot !!

If anyone has advice they can offer, it would be much appreciated......thanks !!
 
You cant do anything about the S63 code. you need to call someone. presumably being the New Ecotec Plus model it is still under warranty anyway?

With regards to the hot water temp. What you got it set to? Tryed turning it down at the panel on the boiler? Hit the button at the tap symbol and use +/- buttons to adjust temp down then hit Ok

In regards to turning down the temp, I had done that - 40 - is what it is set at but when the hot tap is turned on, it fires up to all sorts of temperatures. Has even hit 80 at one stage !!
Then regarding the warranty - without going into a long drawn out story, I'll try to keep it brief.
We had building work done which included a boiler replacement. A betacom 24 was being installed, but we then had issues with the builder so the boiler was never signed off. We found another guy to repair the dodgy building work who stated as we had now had underfloor heating installed that we should get a bigger boiler, plus he said betacoms were crap. My mothers boiler in her small flat was needing replacement so we went with his idea of giving her the betacom and replacing ours with a Vaillant. However, he said that he was not registered - yet - he was sitting his exam etc and would be registered in a month. So, when he replaced the betacom, he got his mate to power flush with chemicals the system as it wasn't done by the previous gas bloke. His mate is gas registered and I have verified it on their website. Now, things then went messy again as the 2nd builder had 'family' issues and then had a knee operation so we are once again left with a boiler that has not been signed off. I was promised that the guy who is registered and is in fact a vaillant registered gas engineer would come and sign it off as he was present when builder number 2 installed it, but he has been giving me the run around and I'm no longer happy to beg people to come and finish what they started.
So, in regards to the warranty - it was installed about 6 months ago, I don't know what grounds I have to stand on regarding their policy and to be honest I'm too afraid to call them in case they tell me the warranty is void and I have wasted yet more money by buying an expensive boiler.
Do you have any advice in regards to this - can I still try to get someone who is gas registered to come and check it all and have it signed off by them. Do I need to have it signed off to validate the warranty ? And if anyone knows anybody who is 'reliable' and not ready to rip us off yet even more money, can you recommend them - we live in Oakwood, London, N14.
Just to note, the boiling hot water scenario only started up in the last month, otherwise the boiler seemed to be working just fine !
 
Just to add as well. We have also and issue of the boiler pump kicking in every time the cold water tap is turned off. Which also includes to flushing of toilets, when the cistern is full the boiler kicks in. I've been told it just needs a 2 way valve ?? Do you think this has anything to do with the s.27 DWH mode pump overrun ??
 
OP- The only 'signing off' any Gas Safe registered installer is allowed to do, by law, is for their own gas installations. The only services they can provide on other peoples installs are service, repairs or landlord/homeowner safety checks.

A landlord certificate is NOT a 'signing off'. Your new boiler will still be unregistered with Building Control.

Whenever I visit unregistered installs like yours, I always find faults with the job, mostly gas pipes and fluing mistakes. This is because untrained people only see the hands on side of what we do any have no clue of the theory and design skills of our trade.

So the person who installed your Vaillant, six months ago, was "taking his exams" and expected to be registered shortly.

So he should not have been illegally fitting your boiler.

But can you explain why he did not come and complete the registration aspects of your boiler as soon as he was registered?

Did you actually pay him for installing it?

I have a rather mad lady customer in Oakwood. She is completely mad but does make me coffee whenever I am passing unlike the tenant I saw today!

First things first. Leave builders to building. Get a Gas Safe Registered engineer, who actually knows what he's doing to "Refit" he boiler correctly if needs be, Rather than mates mates doing a bit here and there.

You don't have a warranty as you haven't got a legally commissioned boiler yet. And TBH I would question if its even fitted safely with your comments so far. There's also a high probability (but not certainty) that the faults your describing, are a result of installation faults and not boiler components that have been manufactured with defects.

The best way to get it checked and signed off is to contact your local authority building control. They will be able to send out one of their contractors to check the installation complies with current building and gas regs. It will cost you you but the only way to get a certificate of compliance. If it doesn't comply then you would at least know what work is required
 
Thanks everybody for your replies yet again !!

The 2nd builder who was supposedly sitting his exams, was extremely helpful in regards to the bodged up building work the initial builder had screwed us over with. There were several building regs issues that had to be rectified that builder '2' had discovered so we put all our faith in him as he seemed to be on our side. Having said that we were still reeling from the first crap job and were desperate to get it sorted. The 2nd builder disappeared after saying he was coming on a Monday, then 3 months later he calls to say he wants to collect his tools. Not wanting to be nasty but also wanting to have the job he started, finished, we told him he has to finish the boiler first before we hand them over. His 'gas registered' mate who was there when he installed the boiler, then knocked our door as he had lent builder '2' some tools and wanted them back. He promised us that he would finish the boiler as a favour to builder '2' on the weekend, we gave him his tools, and of course - he never turned up !!

Builder '2' was, so he says, registered when he installed the boiler having passed his exam a few weeks previous. He was paid a day rate. He said he'd had a knee operation and couldn't come back to finish the work - and said he didn't come the Monday that he was due to come as his dad had passed away.

Having read everything that has been written here, I know we will have to have it checked out - in fact, it's now becoming a priority the more replies I read.

I'm more than happy to ply anyone with teas, coffee and even homemade cake - if someone will let me know they can come over to have a look and give us the low down! On top of the boiler, we still have a few plumbing bits that need doing so will be enough work should anyone be interested.

The issue is with anyone coming into the fray now - from a Gas Safe point of view, will need to verify a lot of things.

The boiler & flue will need to come off the wall, and the gas pipe inspected.

To all an intents of purpose, it needs reinstalling.
