I've got a designer drawing it up
Then respectfully why are you on here? We don't mind, that's what the forum is for but really that’s what you’re paying your fee for so don’t like to see you getting short changed. Or is he one short of a baker's dozen?


Well tbh yes, I'm losing a bit of confidence in the detailing of the project .... Ive pointed out so many mistakes it's making me nervous. He does this for a living and works on massive projects but this is simple stuff really.

I'm just looking for some fresh pair of eyes to find a solution ... Even the most reputable loft company in the area didn't seem to want to get creative with the design, they quoted me 24k to go from a 4 bed to a 4 bed !!! I spent a few hours thinking about it and I can easily add a room and compliment the Victorian design.

This is why I've chosen to project manage it myself ...
 
Sorry - wasn't meaning to be dismissive, but really your 'designer' is clueless and it's frustrating seeing cock-eyed advice being peddled.
In a nutshell; 44° is OK; you can have 4 winders; you can narrow the stairs if it helps, etc etc. you/your 'designer' just need to be a bit more creative. And no, you don't want to gain a bedroom on top only to loose one below - some companies will just do the easiest and tell you this or that 'can't be done' or is 'against regulations'.

No I totally get where you are coming from, I get frustrated by cowboys and gravy train fly-by-nights in my profession too. I just think that the more genuine advice there is from people who know their stuff, then the awareness is increased of what's good and what's not.

If I didn't have any knowledge I would have just accepted the companies idea to lose the box room, bloody stupid when one of the other bedrooms is 4m x 4m.
 
I wouldn't consider going into the other room, by the time you have compartmentalised the stairs there won't be much left. can you put a winder box at both the bottom and top, what's your floor to floor height and the total going you have to play with and pitch of your existing staircase in the house. As Tony says BC would probably look more favourably on a steeper full staircase over a space saver. Also you will probably find a space saver a pain for anything other than occasional use.
 
Really high ceiling so 3m rise but the room where the stairs are going will have to have a small step down from a mini-landing ( I don't fall out with this because the rest of the house is a but up and down levels so its will feel original from a design perspective .....

The higher the stairs the better as there is going to be a recessed area under the stairs big enough for a single bed.... like a cabin style.

Will try and post a sketch but this might give you a general idea.

Actually .... that view is old ... there only two risers at the base not 3 ... total 14 risers

Existing stairs 43 degrees
 
BTW your loft stair only needs to be 600 wide not 800 so that's 200 saved going by your dodgy drawing already.
 
Where you've got the winders, they wouldn't in practice come to a point like that - they would converge on the newel post. This means that the run will be longer by the thickness of the newel - usually around 100mm.
 
When I said earlier about a first tread is this feasible ? If we nudge the stairs back a bit can I have a leading shaped step on the first tread so it's clear of the door way but also buys another rise ?
