It's internal floor area which must be < 30m², not overall footprint, for Building Regs.Well mainly building regs, but I want to make sure I dont fall outside the scope of PD either because I dont you can build a 40m2 outbuilding under PD even if you get building regs approval?
So on that logic, if I am building an outbuilding of 30m2 which is internal size, and I dont account for a cavity wall which might add another 9m2 square for the external area bit, then I fall foul of the need to get building regs approval and PD rules.
Basically I just need to know that I dont fall outside of PD or need building regs if the internal area of the building is 30m2.
