I have a worcester greenstar 28 cdi boiler that is about 4 years old and when we got home today it was showing code EA 227.

I went to turn it off and on again and discovered a small amount of water underneath the boiler (a film about the size of a fiver).

I removed the control panel hoping it was a nut that needed nipping up or something but the water was coming from the sealed bit of the boiler so I gave up, put the control panel back on and turned it on again (it's working now).

I have boiler cover so was going to call them but is there anything that it is likely to be? My GF also said it sounded really noisy this morning.

I've attached a pic of where the water was coming through (around the cabling) and you can see some stains that look like water on the bottom of the white part of the case.

Edit: to add that I haven't lost any pressure

The condensate pipe? It goes in to a drain outside, no evidence of any leak from it.

But is likely blocked, anywhere from HEX to drain and is therefore competent person territory, as it is part of the flue system.

Aaah now I understand.

Is this something that should be checked /cleaned as part of the annual service?

Yes it should be checked on a decent service.
Obviously if it's your drain pipe blocked you can do it yourself, but the trap built into your boiler is certainly safety critical as stated above. That's what stops combustion gases escaping from the chamber.

If you pay £80-£90 for a service that takes about 45-60mins then yes.

If you pay £50-£60 for a service that takes about 15-25mins then likely no.

Why is the condense checked its blocked at a service ? Don't think so ;)

For many people half the point of a service is so their boiler doesn't break down or leak in the near future...
Maybe your customers don't feel it's worth the time and money to check, but if a once over on the drainage is quick while you're in the there's no reason not to bother.

you only look if suitable pipework is installed because if installed as it should not problems should exist , if not further quote given to upgrade condense pipework , i say again you would not check the condense is blocked or not unless given cause too ;)

so John D v2.0 do you offer this service when you complete gas boiler servicing ?? ;):) as you seem to offer advice as to what a gas man should do in work activities ? just saying :)

You would only clean the trap on a service

Fair enough well the trap is the part a normal user can't touch, so if the person servicing doesn't do it no one else can. After that it's down to the house holder.
If the whole drainage system is part of the flue that explains Dyno rods prices:LOL:

I could do everything from wipe a customers bottom to checking the neighbours boiler on a service but the cost might be a little high

Everything we are required to do would be in the manual apart from 26/9 checks, and at what intervals. Some might carry out other checks but in general only if there is an issue would further investigation be done
