Roof done right or wrong??

Looks like the eaves tiles need picking up - they are at a different angle. Also check that a plastic eaves tray has been used.

And based on this being a new roof covering, I wonder why eaves ventilation had not been fitted as standard - is there existing soffit ventilation instead?

But either way, and more significant is that they should have fitted some corregated vent roll on the rafters to keep the insulation down off the membrane in the loft and allow air up from the eaves.

I don't know how they can self certify or the council inspector can pass this without it.

Your condensation problem, it should not be anywhere near that bad regardless of ventilation up there as the membrane should release any small amount, you need to stop any steamy air getting through into the loft. Check the ceiling especially in the bathroom and airing cupboard and around the loft hatch for any pipe and cable holes. Even astound the bathroom fan grille. Is the duct for the bathroom fan venting into the loft at all?

Bathroom is on the opposite side of the house quite far from where the condensation is happening right now. All other rooms seems to have no problem it's only the one room that's having this issue. The roofer is not doing much on the inside, he plans to finish outside first then take a look on the inside. At the moment everything is on hold due to bad weather but i don't know how much damage all this condensation is doing to the rafters!!!

Soffit has no ventilation on them whatsoever, there was a plastic tray used under the ridge kit so I don't know if thats what you are referring to.

Roofer did say he is going to provide a certificate after all the work is done. So I am very more looking forward to that.

I didn't see anything like this being put on when he was doing the felt. New Soffits and gutterings are not yet installed so I will see what he does.

Total:£5250.00

Also the actual job started on the 10/12/17 and today is 9/1/18 so far he has not even finished outside yet. And insulation that you have seen on the inside is the insulation he has done for the 350.

Wouldn't really say its a rip off as such. Chimney seems a good price for 200. Retiled roofs not extortionite for 4,700. What you,ve got to factor in is the scaffolding...the bumpa to hire if he,s used one. A skip again if he,s used one. The materials aren,t all that cheap either. Plus his time for organizing it etc. Hes not working for nothing for 4,700 but its not a price that would have many up in arms. Its quite a heavy job to retile a roof with two men imo. All things considered.

The insulation and his time taking does need queried tho. Weathers been pretty bad this last few weeks so maybe can be excused. Should only take 5/6 days maximum to tile a roof like that tho. About 4 days I,d say with two guys working on it maybe quicker with nail guns etc. But thats if everything goes to plan. Looks like hes not worked in the cold weather we,ve had recently sometimes things do come up as well.

Insulation...I know you do get insulated membrane nowadays but no sure that looks like it tbh someone with a bit more knowledge should be able to help more. The nails through it could be a problem if it is. Think its meant to be totally sealed.

I ve only been roofing four or five years tho. Mostly jobbing work some roof retiles. etc tho. Served my time as a late apprentice as in I was about 30 when I finished it. Only took 2 years but pretty sure the four year apprenticeships don't go to college for the additional two years either. Just learn on site then do the same skill test at the end of it.

So better getting more insight from the guys on here. But some advice anyway...if it helps then good if not no harm done really.

I,d get him to fit the eaves trays but not everyone fits them here in Scotland. The 50mm of felt at the bottom will degrade quicker without them. We fit the eaves trays...but if the tiles are slightly covering the felt...it shouldn't degrade quite so fast. Think a lots to do with it coming directly in contact with UV rays...the water from the guttering being full and the water that comes from the roof onto it causing the problems. If the tiles are slightly covering it at the bottom...say ten mm,s. The water from the roof should,t come in contact with it. And the UV rays won' really affect it either. Still get years out of it regardless just not as much as the eaves trays.

£350 for insulation? what insulation is specified? surely you dont mean that scraggy bit of wool in one of your pictures?

Yes it is unfortunately. I don't have all the invoices from him so not sure what insulation was used. All the condensation water drops that is happening right now is soaking the new insulations. I will ask him to replace them but not sure what his answers will be.

One of those pictures is very alarming to me!
Why is there a gap between yours and the
neighbours house approx 2-3"
 
the picture where the ladder access gap in scaffold looks weird to me. needs more angles
 
Yes that's the one! I'm guessing he hasn't done his perp
lines and he started at the other end, and he is now
doing this(n)
