Hi all,
we have had roof leaks now for a very long time; the roof is flat, bitumen.
The leaks manifest when it rains hard and around the boiler vent; there is actually a hole in the ceiling where potentially there was a tumble drier exhaust and the water drips in the room from here; the water ingress is to be determined.
During summer we were having builders round so he patched all around the boiler flue. Leaks stopped for a very long time, but also we didn't have hard rain / wind for a very long time.
Now since a month we are battling with water pouring down every time it rains.
I would like to ask for opinions whether there is anything that looks odd.
The top of the flue looks like this one (will take a picture tomorrow)

I have applied Cementone Roof Repair (really incredible stuff, the grey one in the picture) last week, leaks have definitely decreased (by 70% give or take), but are still happening.
The Roof Repair gunk seems not to be sticking to the PVC sleeve
But I suppose the hard plastic collar directly above it should shield it?
Here below a picture from this hole that we have in the ceiling, where the water usual drips from; I removed all the rock wool and it looks like the wood around the flue is well damp
This is a picture of the hole in the ceiling, the flue is 20cm to the right, you can see the water dripping down from the top. This picture has been taken today, so after the application of the Cementone stuff; beforehand there would literally be two tiny water streams, one at the top, one at the bottom
My concerns are:
- should the hard plastic collar be closer to the roof?
- should the flexi PVC sleeve be sealed to the flue?
- Is the cap of the flue looking alright (tomorrow will post the real picture)
And then of course if any wizard can guess where the water is actually coming from, much appreciated!
In the meantime I am using the Cementone stuff to cover all around the edge of the patch that the builder sealed the summer just gone but today's application of the Cementone roof repair has been awful, probably the roof was still too wet. But this damn rain ain't going to stop!
