Hello I’m just hoping to get some clarity on what if any building regs I need for a slight garage conversion. I seem to be finding conflicting information online and was pointed in the direction of this site. I’ll include some pictures which have a window one end and a normal garage door the other end. The window will be replaced tomorrow with a normal door and I’ll be looking to stud wall the rest of it including one in front of the garage door. This will be so I can basically set up my electric drum kit in there. The wall in front of the garage will be easily removed if ever needed and none of it will be permanent. Will building regs be required for this? It’s a detached single skin one storey garage. Thanks in advance for any help

Any conversion of a garage to a habitable space will require Building Regulations irrespective to its location...

https://www.planningportal.co.uk/info/200130/common_projects/25/garage_conversion/2

Also check to see if there are any Planning restrictions as a result of previous restrictive covenants, conditions or withdrawal of PD rights. Your Planning department should be able to advise of any restrictions...

Only today somebody asked a similar question...

No, if you do any building work, it's permanent. You can't use that argument.

What's a slight conversion?

If you just want to make it a bit more cosy and bash away on the drums in there you can just do that with out any sort of building regulations permission.

But check your original planning permission to ensure that there is no condition that it must be kept as a garage.

I think you might come to regret removing the only source of natural light in there.
Why not put the door on the side?

Lovely thanks for your replies.

I read the planning portal page and I’ve uploaded a picture to show what’s confusing me, I don’t want to increase the size and it’ll all be internal.

this is exactly what I want to do, won’t be adding running water or radiators or anything like that just something a little more comfy and airtight basically

You may be right actually. The window in there is terrible though and the wall it’s on was in need of a clean up hence deciding on that spot

You quoted my part about BR’s but you mentioned Planning. The Planning part of my post wasn’t in relation to increasing the size of the Garage but the potential withdrawal of PD rights, which is the third paragraph in your image.

If this is just to be a glorified bonus room/area, then just crack on and don’t worry about the Planning/Building Regulation implications. You could as much argue it’s a temporary use too.

I see, thanks. I’ll just do that then, really appreciate your help.
