Hi,

My tenant has said that sometimes (about once a month) when he flushes the toilet the water level remains high in the bowl. So, obviously a blockage. (He said that it may be because his young son uses too much toilet paper).

So he plunges the toilet with a toilet brush, and water escapes out of the back of the toilet! He showed me. I tried to get round the back of the toilet as best I could (see photo).

I dont think its seeping out of the joint where the pipe meets the toilet. It almost looked like it squirted from directly behind the toilet! (I cant see round corners so dont know for sure).

Any idea what could be happening!? Im concerned because it is sewage water coming out.

When you flush the force of water is quite low however plunging it increases the pressure so I guess one or both of the joints shown is weak. Should be easy enough to replace the pan connector and remove the restriction at the same time.

Wow - I hadnt even noticed! Thanks, another thing to investigate.

Hi guys

Here are some more photos.

It doesnt look like anything is out of alignment? I know the pipe isnt square with the floor, but it looks like its designed to be that way? (the toilet is a shortscale toilet so perhaps its a special pipe that allows for the lack of space).

It isn`t designed to be that way. All connections with a rubber seal work better when all parts are square, that said they will accept a slight misaligment. You have a small leak in an area where there are two rubber connections so if it isn`t leaking from these or dropping down from above where else is it leaking from. Use dry tissue paper to find the leak.
