Have you heard of this planning rule?

Hi everyone, new here
Just looking for some information/help please. We’re looking at extending our house and need to put in a planning application. We have been told by a planning officer that our two storey extension cannot project further than ‘the distance to the boundary plus 1 meter’ so our current distance to boundary is 1.9meters, plus 1 meter makes 2.9 meters. If this is the case, we are going to have to reduce the size of our bedroom/en-suite.
I’ve read some planning documents and came across the 45 degrees rule but nothing on the ‘boundary plus 1 meter. ‘
I just wondered if anyone else had come across it please?

Am i being rather thick?
Surely "the distance to the boundary plus 1 m" is in next door's garden?

That’s the equation they use to establish how far our extension can project further than the line of the neighbouring property

Someone here would have to live in your council area to hear of this rule if it exists.

Check your local planning policy

Thank you. I have but can’t find it. There’s only reference to the 45 degree rule

Then you'll need to ask the officer to justify their statement. They can't just make rules up, but have to assess applications based on their local published policy and national guidance.

You're going to have to clarify what you mean. It sounds to me like you are going to build a metre over the boundary?
PS. I've never heard of 'boundary plus 1' either. What LPA is it?

Is he trying to say 'distance to the side boundary plus 1 is the maximum depth of the rear extension which would then be built on the direction of the rear boundary'? If so then wouldn't that just be a really convoluted 45 degree rulev that doesn't take in to account the position of neighbours windows or the neighbours distance from their boundary? What if there were no neighbour?

I can't see any necessary relationship between the side boundary and the length of a rear extension. Our side boundary is about 200 metres away. So we could build an extension 201 metres long at the rear?

Didn't the government change the permitted development rules a decade ago?
Something like 6 metres from the rear wall?

Does the LA have the ability to over rule that?
