Extending Potterton 24 Flue

Evening everyone,

We had some work done on the side of our house in the summer, a wooden lean-to style room that I'm using as a workout and storage space.

We had someone round for some other work we want done and he needed to go into the new build area, he noticed that the boiler Flue is inside this new built room, I told the builder I wanted the Flue above the new roof, for obviois reasons, but when I got home he had put the new roof above the Flue so that it now sits inside the workout area.

I'm not a builder and like most people take what builders tell you as gospel and he told me this would be fine as it's not a room used all the time and has more ventilation than a room inside a house. I noticed that when the boiler would run it would cause so much condensation on the steel roof that it was as if it was raining, so I ran some of the flexi pipe stuff you use for boilers from the Flue to outside, but the builder has told me how wrong this is and cut off my Gas till it can get sorted.

Does anyone know if potterton allow you to out an extension on the Flue and take it out of the roof?

This would save me dropping the roof altogether or moving the boiler.

Sorry for the long story but the Mrs is on at me to ask online, the new builder is on this site as well I believe so he will confirm how shoddy the work has been.

If not, turn the boiler off and get it sorted properly, you need a GS registered person to look and assess what you need.

I wish it was, I've got a GS person who is going to try and sort it, im just asking on here if the company that own potterton allow you to add an extension on the Flue, similar to a balcony extension or one with an elbow to go up and out of the ceiling ?

Not a million miles off what the guy said last night, lucky he came round when he did because we've only just started putting the heating on, been out there once with the boiler running and felt light headed and a bit woozy, thought it was because I was tired from nightshift

As above, your builder is very very wrong to tell you that it's fine to use in its present condition. It absolutely must not be used until the situation is rectified by a Gas Safe Registered Engineer

This is the boiler, it's a potterton performa 24, that's all it says

As Polesapart says, the flue is no longer available for this boiler, so your options are either change the roof, or get a new boiler. If you go for moving the roof, the finished surface of the roof must be a minimum of 300mm below the bottom of the flue terminal.

You should report him to GasSafe, he could have killed someone.

I'd be going to town on this guy. Building Standards, EHO, Gas Safe ... I'd be calling them all and reporting him. As others have intimated, your boiler is what's classed as Immediately Dangerous and mustn't be used. The builder could have caused serious problems here to you and yours.

Not to counter any of the pro's here but surprisingly it seems the flue and parts may still be available but you would need to contact them to confirm, some of these suppliers list them but don't actually have it.

I hope you're not relying on the builder to sort out the electrics/plumbing & heating...that's often a recipe for trouble (builders are well known for screwing over the other trades).
