My builder has just finished an extension for me and generally made a very good job. However i've noticed the kitchen sink waste pipe empities directly into some Arco type drainage fitted along the property. Usually Arco drains are surface water but I guess it could be connected to the main drain as the builder fitted it. Any advice would be appreciated. Many thanks.

That will eventually build up a right old mess, over the drain and up the wall, plus a smell - I would not be happy with that.

It should discharge into a proper gulley.

Does the gully run in to a soak away or is there a a path to the sewer?

My understanding is it's connected to a pipe running under the garden.

When you say that it runs to a pipe under the garden, it does sound like it might be a soak away. A soak away is pretty much a void under the garden where clean rain water can run to and soak in to the water table. I suspect it might be illegal for waste water to run in to a soak away but hopefully someone else can advise further.

Good point

If it is a soak away, there might not be a water trap to prevent the smells from the pipe coming up.

Yes my thoughts were come summer time anything from the sink could stick in the Arco and smell!

I guess you need to ask the builder. Given that it is a new extension, one would expect that the gutter is new as well. Didn't building control flag it or ask about it.

If you don't want to risk offending the builder, perhaps it might be worthwhile pouring something smelly like bleach down the sink, then running the tap with clean water and seeing if you can smell it 30(?) mins later.

No ..... No ..... and Thrice ...... NOOOOOO!!

Not acceptable in any shape or form. Need him back to sort it. That should never pass BC sign off

It would help the OP to know what should have been installed. forewarned is forearmed etc.

If it does, then the soak away will quite rapidly choke up with grease and other matter from the sink. I would guess the builder has forgotten it needs a proper drain and gulley, at the building stage, so has tried to get away with this bodge. I wonder what was shown on the original plans for the job?

Many thanks for all your comments. I had asked for the Arco drainage as my garden slopes up from the house. Didn't realise the builder would use it for the kitchen pipe.
I'll follow up with the builder first and then the building regs officer if required.

Thousands of pounds fine from your local water company if found out

The dpc is too low.
Should be at least 150mm from finished floor.
Tell your builder to start digging.
