As a T do you feel LL's have too many rights?????

As a LL, do you feel that T's have too many rights???

Have you had to sell up as you had enough of bad T's???

T's, who in your experience are the best LL's, EG, Councils, Housing Associations, Charitable Orgs, Private LL, etc

Goes without saying you get good LL/T's and bad ones as well. Being honest with the other goes a long way in my judgement.

As you’ve now found out, I work in social housing, imo, tenants (although, we now have to call them customers) have too many rights and demands.

The "customers" they tried it with us but we stuck to "clients" but this was years ago.
I feel for you but I know the really nice ones more than make up for the not so nice ones.


The "rights" are pretty fair IMHO, its abusing them and being hypocritical and at times playing the system and being nasty and awful to get their own way.

I've been to HA property within the gated environment - a fully adapted property/house given to a middle-aged couple - within a couple of weeks it was trashed.

I've never worked for a HA but know of people and been to their offices and worked in partnership at arm's length - I found that the very nasty T's I saw heard about were often in the newer properties via HA

Demands is one thing, rights is another.

Too many rights? Tenants were given rights as protection against bad landlords.

When a T's rights are compared with a respected LL's right the T's do indeed have too many!!

The number of times I've seen a property trashed by the T's and their hangers-on then they move to another because they have a baby/children or disabled is not nice. I've heard from family and people at work where a LL has almost lost the rental and their main home because of bad T's. I know of someone a friend of a LL whose marriage nearly ended due to the stress/lies, non-payments and they damage to the property. Yep too many rights without due care to the LL.


FYI - I've never worked in housing but have worked with them and am a respected landlords ourselves inc our family's.
 
My son has suffered in the past with nightmare tenants and only now lets out his 3x HMO properties to local students on short term contracts during the academic year. The rooms are then let out during the summer via Airbnb.
A few years ago he let out his family home to 2 law students on a long term contract as they were local lads to the area and were planning to stay in the area once they graduated. All credit and due diligence was conducted before signing the contract. All was ok until after 6mths, they stopped the monthly payments. Being law students they started playing to the letter of tenants law and no matter which way my son turned to get payment or them evicted due to breach of contract, they managed to find a ruse to keep themselves housed.

My son, being the landlord was continually advised that he could not be seen as the aggressive party as the law always benefits that of the tenant.

This pi**ed me off so I constructed a letter and banged on their door saying that I would approach the Law Society to let them know that 2 of their potential members were screwing my son and defaulting on their rental contract by refusing to pay their rent.

They were gone within 2 weeks!!
 
Weare tenants of a private LL. Mutual respect from both sides to the other has ensured a long and lasting happy relationship. He rents us his property. We look after it as though it were our own. In return he sees that any problems we discover are quickly and professionally reacted to. He admitted last year that the care we have taken on his property has actually increased it's value by a great deal and he will do whatever it takes to keep us as tenants. We are happy to stay and will carry on as we are, never knowingly taking anything for granted or taking advantage of him.

He admitted last year that the care we have taken on his property has actually increased it's value by a great deal and he will do whatever it takes to keep us as tenants. We are happy to stay and will carry on as we are, never knowingly taking anything for granted or taking advantage of him.

In an ideal world, that is how it should work.

Never mess with a T, or even raise your voice and the cops will soon turn up at your door.

For all of us ie me, OH, his, my family and some kid we all rent but we also all let via LA and have legal cover always. This also comes with part rent guarantees backed by the insurance co not LA. When things are going well it looks as though we are all wasting money on LA's but its a piece of mind and lot less stressful if things go belly up. We only let to working people, no single parents as often masses of bagge, no benefits, smokers or pets. All of use have bought in ok/nice areas, not flash but nice and often close to transport and shops and schools.

We rent out at a price and often most of us did not raise rents for years if T's a very good.

lol. we thought my T's were good. We fully refurbed the 3 bed bungalow, has osp, close to station/schools, buses shops - they've been there almost three years and we've rewarded them no rent rises but may rise this year by less than current prices. They were initially staggered how quickly we had the bolier looked at when it started switch off, leaky trv as we have them on all rads and problems with the conservatory door lock - as they are double doors I felt as did the conservatory people that double doors were not being closed properly by them, we told them in a polite way and I paid for the fix.

They were going to stay about two years and now into fourth year coming up to that - yes fourth year - they are aware re real wood floors, designer rads etc and at the time could take 6 weeks deposit - they are aware it was fully refurbed inc new roof, shower room bathroom suites, wooden flooring, total new central heating full decor as we were going to move into it but circumstances changed = having said that we still use a LA and we have LL insurance as you never know whats around the corner. They bloke painted the double gates leading to the detached garage in the garden with our consent and as it was his idea he did not ask for money.

the whinging tenant syndrome :)

10 years in social housing having to deal with dead beats and fruit cakes :)
