Very bad damp in corners of flat roof extension.

Hi all. Looking to buy a semi detached bungalow. We know this one is a real fixer upper but am concerned by the major damp build-up in the corners of the flat roof extension. It looks like the flat roof will have to be replaced but as we are going to move forward on a full loft conversion straight away this should be quite a trivial extra cost?

We are going to get a survey done but the Estate Agents are being pains about other issues so wondering if it is even worth the cost of getting the survey done and just forgetting about the house.

So any advice about this damp would be really helpful! Thanks.

Could be cold from that roof wall. The stone is cold that comes down wall inside and the warm moist air deposits in that corner. Condensation.
That's what it looks like.
Wall stops at lintel so looks a little squared off with water damage.
Might also be a small water leak? Id remove that corner filler and get a light up there. Watch for a few weeks see if it gets wet.
 
It looks like the felt is just nailed on so that should give you an idea that that flat roof is in need of repair at least. A photo of the roof would be helpful so maybe take a step ladder with you on your next visit and take some pics of the roof. So maybe allow for complete replacement including adding insulation and a new deck and adequate firrings, might be best to do away with the parapets too if possible. Some surveys are completely useless so be careful what kind of survey you get if you do get one. What pain is the agent causing to make you consider walking away?

Its penetrating damp - penetrating from the abutment of the parapet and the incorrectly fitted drip felt.
If the flat roof needs replacing, & is replaced then that will take care of the penetrating damp.
The parapet will also need a little work.
I cant comment on a local repair because I cant see the roof.

Looks a very poorly built extension to me.
Correct. Low-end structure, with little thought or protection from all that the UK will throw at it. Probably needs double what it cost to build, spending on it.
