Repair or Replace

Hi

I have a small leak in my roof, looks like the gully area is letting the water in. The pointing on the tiles adjacent to the roof channel looks in poor condition and I would say needs re-pointing, in my don't have clue about roofing opinion.

The more worrying thing is the chipped tiles. Can these be repaired or will they need replacing, if replacing is this a big job?

That's a valley, one of the most difficult roofing jobs to sort out.

It looks like the valley has previously been coated with something - something that looks non-standard.

So it may not be just the valley mortar that's the issue, but the whole valley may need replacing - not recoating. The chipped tiles are the least of your worries.

Get several quotes from reputable, proper roofers.

And do not accept repointing. All the tiles would need rebedding on completely new mortar.

We'd rip out and replace with a dry GRP valley. It's not an inviting job for sure. Some might mutter stuff to you then run a mile, never to be seen again.

www.nfrc.co.uk is the trade body. It's not essential that firms are members, but there should be (in theory) that members are reputable. However, there may be a price premium for using these firms.

With this type of work there is greater risk. It's not just a few tile replacements, it's more involved, and needs more skill and experience. It's also more awkward and time consuming. All this will affect the choice of roofers and whether roofers want to do this work when there are easier options. And there's risk of the less scrupulous roofers doing the work that others don't want to do and charging extortionate prices.

That looks like an old council bungalow? Perhaps start at the local council or housing association and see if they can give you the names of their contractors. Or trading standards at the council may have an approved/vetted list of contractors.
