    Thank you all for your advice. It seems I need solid duct (pipe) and a louvred fan or vent plate (neither are currently). The builder is a real cowboy outfit. Don’t buy in Blackburn without contacting me first ;-) . I will spare you the other 89 ‘snags’.

    ...thanks..it is a 1/4 turn. I needed o buy a part then fit it though - if possible...rather than turn off the water, take it apart, then go to the shop. ...but by the sound of it, this is not an option.

    Morning! Please see pic of tap. It's a lever tap - but it's just started running constantly. Moving the handle alters the flow but more in a random sense. 1) could it just be that it needs a new washer? 2) if it's the washer, what kind do I ask for at the plumbers merchant? (size / spec)...

    The ptfe was not on the nut...it was on the other part and over-lapped into the fitting so the olive / nut would have tightened against the ptfe. If I take it apart, do I need to use a new olive?
