Open Vent Boiler with no header

I've just had a boiler and unvented cylinder installed, a completely fresh install with no pre-existing pipe work other than the cold main. We will be running underfloor heating throughout the whole house soon, for now there is a flow and return in place coming from the boiler to the manifold...

fixing insulation and plasterboard to block wall

Hi, I am just starting the internal fit out of my extension which I have built myself so far. The walls are dense concrete block and require 70mm celotex and then plasterboard. There will be no battens. (architect spec) I would prefer to use separate insulation and PB due to significant cost...

    Flush eaves rafter cuts

I am Just starting on the roof and cut a test rafter. The eaves will be flush so rafters cut to wall then fascia and gutter but I just realised that as I have built both skins to same height I have an issue with the end of the rafter and need to trim it to sit above outer skin. Will the...

    RSJ wider than blocks

I have a 146mm inner beam and a 133mm outer beam supporting a new cavity wall to be built on top Can I set these so that they are 300mm edge to edge and sit the blocks flush with the front edge or do the blocks need to be centred on each beam? The beams are not going to be bolted together.

Hi, I am fixing ground and first floor joists via hangers on ledger boards, walls are heavy dense blocks. Do I need to use a resin anchor kit to attach the ledger boards?

    Brick/block below dpc

I am almost at ground level with blocks and architect has specified bricks from ground up to dpc then rendered blocks. Forgetting planning permission for a second, why would I not build in block entirely, the existing house is render from ground to roof. I understand I need to have a break in...

Two story extension and renovation - DIY

Hi Everyone, We bought a 1930's semi in July 18 which had been in the hands of its previous owners for over 50 years, both aged 97. We bought with the intention to extend and fully rennovate. We finally have planning and building regs approval after about 18 months of messing around between...

    Drains for extension above ground

Hi, It would appear based on my drain layout that if I connect to existing “underground” drain it would be above ground along the rear elelevation due to the distance and downward slope of plot. The FFL will be about 1m above ground level at the rear. it’s a suspended timber floor. How would...

    Extension Foundation

Engineer has specified a 750 mm wide 200 mm thick steel reinforced strip foundation minimum 650 dig. It's a full plans regs application, if i was to then suggest using trench do I need them to submit new plans or will BCO (council) accept changes as we build?

    Oversite for suspended timber

I am currently clearing the area for an extension, its roughly 8m wide x 5.2m out externally, engineer and architect are still working on regs drawings but I'm keen to clear as much as i can whilst the weather is good as I'm doing it all by hand and there is a raised patio of 80 slabs. Site is...

    Rebuild attached garage

We have an attached garage which was added to our semi at some point by previous owners, there is currently no access to the house via the garage, just a door to rear garden. We are building an extension (planning approved yesterday) which will access the garage via a utility room. The garage...

    reuse slates?

I am considering sorting our existing roof whilst doing extension so we don't need to touch it again in our lifetime. Currently it is slate (unsure of type) 1930 built. If i was to strip front and back, am i likely to have enough to at least recover the front? the back and extension could be...

    Broken clay drain

is there a way to temporary make this water tight? It will be replaced in a few months as part of an extension project. Previous owners had it sitting on some bricks to hold it up, just found it under a concrete shed base.

    Scaffold width?

Hi, We are likely to face issues with access to neighbours land for an extension which needs to be rendered, we are looking at now moving back to leave enough room for scaffold rather than go down this road only to be prevented. Whats is the minimum width required from the boundary to the wall...

    Sewage problem

Just popped into the garden to confirm some dimensions and found we have sewage pouring out onto the patio. Apologies for the not so pretty images. Trust me its much worse that what i am showing, i reckon we've got a few weeks of "waste" in the garden. We have two down pipes, one for toilet and...

    Hidden gutter on garage?

Our garage gutters overhang the boundary line at the moment, we just moved in and the garage has been there for a very long time, probably 30+ years. It needs a new roof and i was thinking of removing this gutter and would like to avoid having any overhang. Its right outside the neighbours...

    Insulate sloping ceilings

Hi, My upstairs bedrooms all feature a 1.5m section of sloping ceiling from the outside wall before turning to a normal flat ceiling. It's a 1930's semi and i presume there is no insulation between the sloping ceiling and the roof. This section of ceiling is much colder to touch. I am going to...

    Adjusting roof on semi

Hi, We are planning an extension and the current bathroom roof joins the neighbour (Semi). Its actually a mid landing bathroom where the roof continues down from the pain roof. This part of the house wont be changed, but is knocked through into the extension, the problem is that the ceiling is...
