How has this got through building control?
I wondered that myself. The pillar looks as though there is not enough return on the short side and it must contravene the glass per floor area rule. Not to mention the poxy shallow roof pitch and the Velux being under pitched by fair amount.
Why on earth was that wall plate not cut off either. It ill only cause problems when it comes to finishing the soffit etc.

It's not just a case of hoping the tiles won't leak or fail. AFAIK, Velux don't guarantee their rooflights below 15°.

The usual way to get round the problem is to have a small, lead-lined 'cut-out' in the roof just underneath the cill of each window.

It's been up a month and no leaks at all it's bone dry inside and I opened the velux windows this morning and no collection of rain water whatsoever. It's been passed off as well. South facing and very sheltered.

Then why *****did you start this thread then ignore everyone's (valid) opinion?

Do you mean at the bottom of each velux tony ?
He is referring to the house windows whereby the roof sits higher than the sills and you deal with the window cut-out with lead.

Now you are reasonable compared to most of the pricks on here!
Your extension has been poorly designed/thought out. Don't post pictures or don't post at all if you fear criticism.

Charming Bobby, you may not like everyone's attitude but if you come on for free advice and throw it back at people not everyone's going to be happy. Only a minority of the posters are up their own arse.(y)

I went to a job last year almost identical to yours and all 3 velux windows leaked
it had been up 6 or 7 yrs and the builder had been back a few times with his roll of flash band and his mastic gun
A lot is going to be down to the experience / skill of your builders
as to whether they can keep the water out.

I've not you little geek I wanted to see if anyone had seen similar and been ok. Perhaps reassurance but everyone on here seems up their own arse to be honest. Would love you to talk to me like that to my face.
Lol, we are all geeks on the internet I see.
All that's happened is we've told you the truth and you don't like it so you throw your dummy out the pram.
If you want to meet up that's fine, I'll just make sure I have all my Polish labourers with me.
But I don't think threatening me with physical violence in a public forum is very big of you or wise.

Would love you to talk to me like that to my face.

You could give us a tour of the shack, to see if it's as bad as it looks and bask in your testosterone fueled awesomeness, while you flick through your collection of Chuck Norris and Steven Seagal porn mags.

Sometime in the next three weeks while it's still dry would be good.

:LOL:go for a walk and come back when you've:arrow:calmed down, you're not helping anyone
