I am in the process of purchasing a 1930s property that has an extension done in 1985 or thereabout. This extension has a flat roof on it, and has a garage. The garage will be converted into a living room. The plan is to do internal bits now, with converting to a pitched roof at a later stage. I have some questions on this approach:
Anyone know what the regulations were in 1980s, and would that have any insulation at all in the roof ?
If I do the internal decoration right now along with the fixtures etc in the ceiling, when the time comes to put in a new roof, how much of the internal part will be affected? Will all the ceiling wiring, fixtures be destroyed and need to be repainted? I dont plan on having an attic or anything. The current roof is probably in need of re-felting at a minimum at some point in the near future, so rather than doing that, was looking at a pitched roof.
Any suggestions or drawbacks of the above approach greatly appreciated.
On another note: what do you guys think of a RICS level 3 survey? Is it worth doing that or getting individual tradesmen (gas, electric, roof, foundation) in and paying them for their opinion?
