I've pretty much ditched off being a Private Landlord and have flipped over to purely holiday lets. Just wondered if anyone else was doing it too?

There are some pretty good tools for working out the potential of your let and also how you measure up against your local competitors. e.g.

My sister has some outbuildings in her garden that wee converted to holiday lets, she listed them on AirBnB and has them let all year round, she does well out of them and has never experienced damages or problems. Works well for her.
 
I've only ever had one or two groups that I would not welcome back.
 
I'm guessing if you want to let something as a holiday let it has to be in an area that appeals to people on holiday. Not just any non descript flat, anywhere?

Also guessing there's a lot more work with a holiday let compared to normal shorthold tenancy?

You would but I’ve stayed all over in them for holiday or just visiting. There’s a far bigger return but higher overheads because of the turnover and related costs. So you would need reliable cleaning and maintenance people on call. There will probably be an up tick because of the short hold tenancy reforms
 
Yes you have to manage the turn arounds and guest communications. But it’s not that hard.

You have all the utilities and running costs but can use the place yourself.

They can be exempted from council tax as can be classed as self contained holiday lets.

I’ve found people tend to use a lot of loo roll for some reason and sometimes a couple will use fresh towels every day.
 
My sister has a large house on"........." and it is a big tourist spot, she and her husband are keen cyclists and there are many great rides around the area, the people who tend to stay are Drs working at the local hospital and cyclists. They are completely self contained and have been done to a very high standard. When she gets regulars they book direct with her rather than through the website. She has a cleaner who looks after them and stocks them with local produce for them to have a cooked breakfast. Very little fuss and work is needed. This is all in her garden too.
 
I’ve shaved a lot off my long‑haul trips by booking through Travel Business Class, since they dig up those hidden fares I could never find on my own. Having a travel manager on call made last‑minute changes way less stressful, too. If you’re trying to keep costs down without flying cramped, it’s been a solid option for me.
