Hi, I am thinking to going into business and have my eye on a property. However, I would like to make it more open plan. The landlord is in agreement with any alterations. This would mean knocking down two walls or at least making the doorways larger i.e. archways. What is involved? and how much should I expect this to cost? Any takers? Thanks :D :D
 
not enough info jud!! brick walls, stud walls? size of openings lintels etc.
 
At the moment the opening is the width of an ordinary door. The walls are solid brick.
 
I'd suggest you make your business needs paramount. For instance, an open plan office is not really open plan if the rooms are divided by doors, albeit permanently open doors. If your business will require some privacy occasionally, then consider retaining the walls.
Having worked in an open plan arrangement, there are advantages, e.g. overhearing conversations so everyone is up-to-speed, bouncing ideas off each other. But there disadvantages also, obviously, noise, interruptions, lack of privacy, security.
Your business needs come first. Don't underestimate them.
 
It is not for an office. It is going to be a cafe come restaurant.

Again, I'd say consider the style/theme of your proposed cafe/restaurant. If you think the supervision/open area/genial atmosphere is better suited to your proposal take down the walls. The cost will be offset by the increased business due to the success of your proposal. On the other hand ("I have four fingers and a thumb". Tommy Cooper) if you're looking for a romantic/ snug feel to your business, the 'nooks' & exclusive ambience of the two rooms may be preferred.
