Best spreadable sealant / waterproofing for covered

Hi, I have a basement room which runs below the steps to the main entrance (see pic). This has been there for years. Every couple of year we have been painting the steps with bituminous mastic as the waterproofing fails and water makes its way through. Has anyone got any tips or advice as to the best agent to use, perhaps one that you found lasts the longest? We have usually used Bostik Waterproofing bituminous mastic. Thanks

Bit of a difficult one cause of the foot traffic. Does the stuff you use dry? Most oily sealants like acropol remin uncured for quite a while.
 
can you not get them asphalted looks like they might have been in the past

I've used Bostik Waterproofing bituminous mastic. It dried after a few hours.
But there's a few other products on the market, like everbuild BlackJack and Thompson's. Was hoping on some advice as to which was the best if others have used it.

Thanks, but asphalting is a bigger job, I was just looking at the products I could use myself.
