Hi all,

I was the happy owner of our recently purchased house (December)

But we have just noticed drips coming from the conservatory from the wood that hides the box gutter above.

I got in 2 roofers to take a look:

Roofer 1.) Said that the aluminium Box gutter has a broken weld between the sections just above the leak. Suggest painting cromapol around the area above and getting a conservatory trader in to reweld the joint.

Roofer2: Said that the box gutter was one piece, but suspected that the wall brackets seal (potentially underneath) may have given way, suggests painting around that area and removing all panels beneath the box gutter (inside conservatory) to see if anything more is uncovered.

So I have clambered on to the roof myself and can see the bracket he is talking about :

This bracket is a few mm higher in the center than the rest of the box gutter, so water pools here first before it gets high enough to move on. ( I saw one more of these brackets 8ft the other way)

It does indeed look like one piece of aluminium but I now believe this is sectional and is welded together underneath this bracket.

I have cut and removed the wood surrounding the box gutter (inside conservatory) and I appear to have found the leak.

It appears to be coming from in-between the join, I have marked in pencil with area an area of where I can feel water (its the section after the white gunk, but i couldnt draw on this area) It feels wet along the whole of that same line, which looks to be a gap between the 2 sections of gutter. I can see what looks like weld marks so I am presuming they weld the 2 sections together?

I believe the area where the leak is, is directly under the bracket, so I was going to put cromapol all over this area to at least hopefully fix the leak.

My questions are if any one has any experience here:
1.) can any one help/confirm the diagnoses of the issue here
2.) What kind of specialist I need to rectify this
3.) Cost

Thank you for your time.

Conservatory box gutter = leak.

There aren't that many that DON'T present the homeowner with problems. Box gutters in the UK keep Dow Corning in business.

You need someone who understands how water flows and why it is leaking. Box gutters by design are usually tucked away in hard to get at places and are rarely fitted with the expertise that is required of them.

Either get a trusted and experienced UPVC installer or a good roofer (perhaps a flat roofer) to have a squint. However, just looking may mean invasive work and I wouldn't expect much joy in this cold weather.

As above all the way.

OP, why dont you take some pics that show the context of whats what? Post them on here.

Whatever OP, dont go adding more gunk that will only obscure whats happening.
