Conservatory convertion

Hi,

Looking for a bit of advice on which way to go with an idea Im throwing around.

I built a conservatory about 12 years ago which is approx 3.2m x 3.2m.
Its a dwarf wall style.
I have the mother in law living with us and wonderewd of the possibility of turning this into a bedroom for her as shes getting on a bit.

Idea is to remove all the upper section and roof and take the brickwork on up and put a pitch roof on it.

How do I stand with planning, I guess building regs would be involved but as far as planning it out at the moment what should I consider my options?

You need to check if you still have your personal development rights & that you conversion, which is effectively going to be a new extension, falls within them. this will dictate if you need planning or not. Your conversion must also comply with current Building Regs. & your biggest problem may be with the foundations & floor insulation, depending on what you did when you built it; LABC won’t take your word for it & you will need to provide positive evidence or expose them for inspection & if they ain’t happy, you may as well knock it all down & start again.
 
Mmmm, thanks. Was thinking along those lines, but wasnt sure about the latest regs. Oh well, just toying with the idea anyway.

Put the top section on eBay with a 'buyer collects / dismantles' clause - there's a good market for them on there.
