Conservatory regulations

We are planning to build a conservatory measuring 5.5m x 2.9m depth, there is an extension wall on the neighbours boundryy to the right which is 3m depth and would mean we don't need glass that side.

My question is can we use the neighbours wall as part of our conservatory or do we have to build our own wall alongside theirs. Their extension is also a lot higher than our conservatory will be so we will need to attach lead flashing to their wall anyway.

We have much the same extension/conservatory arrangement, our conservatory completed in 2004. I don't know if you have to build a wall, but we did and it seems a good idea even though it takes a bit of width from the resulting conservatory.

What design of roof are you considering? We went for a edwardian style (with box gutter) rather than a lean-to, and it looks great. We capped the wall next to the extension and it provides reasonable walk access to the roof for cleaning. It also provides a resting point for scaffolding to bridge the conservatory if we ever need to work on the house. The effort of a wall is definately worth it.

Yes you can, subject to obtaining the necessary approvals (e.g. party wall).

It's unlikely that you are entitled to use it. It depends if the neighbours wall is built astride the boundary (unlikely) or on his own land but abutting the boundary?

If it's on his one land it is his and you can't make use of it. You can build your own wall against it though - subject to a party wall agreement.

Since joining this site today and reading it for most of the day and reading all the links we have decided to shelve the conservatory and build an extension instead.

We are hoping to get an appointment tomorrow at the council but from what we have read are almost sure we don't need planning permission just the Certificate of Lawfulness.
