cost of drawn plans & to be submitted

hi,
roughly how much would plans cost for an extension say 4m x 5m, only need a ball park figure, and would the price included the council fees (if any), if not how much would the council charge for them to be submitted,
need an answer before tomorrow as forgot to ring round 2day!!

What are the ground conditions like, and the drainage layout? What about SAP calcs, what about structural calcs, what about a detailed specification, what construction is it to be, what is the roof going to be, what about knock through? Any public sewers near there?

The planning and building control fees are on your [customer's] councils website.

BTW, cost of drawings is not based on size, but on design

no not one of our quotes,well not yet anyway, mums friend wants to know how much, she needs to remortgage to raise capital and needs a rough idea of how much for everything, i said (roughly £900 sq/m for extension), she has a plumber and sparky and they have gave an estimate!!!!(how without any plans i don't know), a previous extension we done the client said it was about £600 for plans drawn,quite basic, the usual stuff, but didn't say if the council charged for there bit, going round tomorrow so no-doubt be asked questions again!!
 
Well it could be anything from £400 to £1200 in drawing fees, but it really depends on the design and the work that goes into it working things out. It may be permitted development so no planning fee.

Size wise, it does not matter if the extension is 5m or 5m long as its probably done on CAD so takes no longer to draw

Also, its easy for someone to draw this and charge £200, and then when the builder comes to build, they end up scratching their head as things are not clear. And the customer could pay and extra few £000 as the plan drawer has not put much effort into actually designing.

So remember, cheap is not always cheap

And there may be engineers fees too, so it not just about drawing plans. Also if the Party Wall Act applies then its potentially more money to pay out, as will there be if there is a public sewer near by.

The answer is, that someone need to look at the site and what is proposed and then give an estimate

this is very close to the mark.

the more detailed a drawing is, the less ambiguous the quotes will be. a detailed drawing is invaluable in the sense that it avoids the dreaded 'extras' that invariably pop up when a builder says;

"well it wasn't on the drawing love".

had a look round the house, nothing out of the ordinary, no drains etc, or boundary's to worry about, i told her to get a couple of quotes but she dosn't seen to want to, don't know why!!, seems a silly way of going about things but can see where she's coming from, i'll tell her £1000 all in should cover the cost of plans drawn and submitted, its upto her then to start the ball rolling
