damp? condensation?? help please

Hi all, been having these similar marks coming back each time i repaint the wall :

my question is.. what is it? this is just one of the marks will show another when its daylight ya can see it a bit better

the wall is external wall seperating us from next door

its very odd patches is it rising damp? condensation? our chimney is situated behind this wall. however we get the same sort of damp marks on wall thats joining this wall.

the wall where u can see that patch is plasterboard dot n dabbed it dont make sense to me

any help will really be appreciate as this is baffling us

does the wet patch goes all the way to the ceiling?

check the loft to see if the chimney breast is damp. get your neighbour to check theirs too. it could be the lead flashing on the chimney.

hi thx for the reply, no the wet patch is in a random place and next door has damp on that side of their wall also will post another photo in a bit to see if u can work out whats the cause

hi again just had a nose over next doors wall, i notice near that wall there is a drain for the gutters do u think theres a crack in this and feeding back under the 2 houses? or is this not possible?
