Hi, we are looking at a new house and trying to find out what sort of budget we would need to things.

One thing would be to widen garage by 50% and lengthen it by 25% for use as a garage still.

It is presently a single garage. We live in North East and would get builders to do it.

Any care to hazard a guess at a price

so you want a new garage twice the size

how is it constructed flat roof??

It is a flat roof garage. We want it to extend it by half it's present size.

dosnt work like that i am afraid you can extend in length but not width unless you leave the wall in to support the roof

knocking down and starting again is the cheapest option in my opinion
you may be able to reuse the bit off wall that remains on the origional side

sorry m8 your ronge you can use a rsj /wood beem or even columns
spaning a roof isnt that hard
flat roofs are easyest m8
but doo need some more info ie
what are the walls bricl block wood precast ect
it dos pay too have a new roof put on safes trying too tye it in
sorry to **** on your chips m8 but it can be done

msg me your plans m8 and ill try too help you out
ill need size of wall lenth hight what you want finishing on the out side
ie render mono face brick
size or the roof
ect

Here's a reference point for you - I just had some quotes to do precisely this, bearing in mind my span was going to be quite wide so large RSJs needed and 1m footings for buildings regs, but..

To extend a single (5.8m long x 2.8m wide) garage into a 5.8x6.3 garage with single wide opening on the front the quotes ranged from £12,000 excluding door to £24,000 with the most common being around £17,000.

So .. not cheap, and a lot more than I was expecting :(

yes i know it can be done
but in this instant you would need a beam/rsj above a door as its a 50% addition so no pillars possible along the join and heavy iron work required with a join in a flat roof
so imho better to start again

each builder works there own way m8 its building regs call as too what thay want too see in place
