EPDM roofing repair

Sorry if this is a bit all over the place. I'm copy/pasting some convos with other.
Located in the SouthWest in the UK but have found great advice/ tips on the forum.

this is a 1798 building that is "listed and in a conservation area". My partner purchased one of 5 apartments in the building during college (relevant as they really had no idea what they were doing) in 2021 and was told the roof was new or recently repaired. Within a year, they had to get a big repair done. 2 years after that, a n emergency repair was done. Fast forward to when I arrive in Dec 2024 and there was a leak. It's primarily over one room that has a skylight (previous owners may not have gotten permission for it). We’ve tried for over a year to get a roofer in. And it’s gotten worse as we’ve had no shows etc. even the ones we thought would do it after quotes didn’t show up. My partner has been prepared to pay for it for quite some time as we were quoted 5k max at the time (told partial repair). this was a few months ago.

The weather this week is good as was last so dry conditions to work. I’m a woman and I have been told it's a physical task but I’m an athlete and have been learning and doing quite a few tasks for us plus my attention to detail so I think I should be able to get it done. Hopefully my partner won’t want to sell the place anymore (college town and I think great investment) OR at the very least will make sure it doesn’t lower the worth too much. I’ve heard great things about acrypol and was recommended to use that.

There isn't any area that is very soft and there is some bulging/ pooling. However now that it's dry that's gone away. The roofer that went up there recommended a partial roof replacement. The other 75% of the roof is our kitchen/ living room and no issues. There is a tree That needs to be cleared as it's done damage. I will certainly start by cleaning.
