Existing double garage upgrade

Our detached double garage at the end of the garden (alleyway access) requires modernisation, probably built at the time when the house was originally built. While we would like to kept as a garage (with garage doors) but we would also like to extend the garage and utilise the space for incidental use. The garage is in a poor state (Asbestoses roof) hence require complete demolition.

We are in the process of debating what would be best option, for example use the space for games room, cinema room or perhaps even self-catering guest room etc. Our garden is approx. 160 feet long so there is possibility to extend the current garage.
I would be helpful to know if we do decided to go ahead with our ideas then what building regs, planning permission issues we may face, naturally we are looking for safest possible option.

It’s pretty clear what you can and cannot do with regards to Planning and Building Regs, installing any kind of kitchen will require planning permission as it will be seen as creating a self-contained dwelling, no matter how much you say it will be used for guests or an elderly relative. Though many people just add a kitchen area or kitchenette anyway.

Once you demolish the existing, in terms of planning it will be as if nothing was there before.

thanks, checked the link and it does not make it clear if we can retain the garage and add self-contained dwelling?
 
You can't add a self contained dwelling without planning permission. It doesn't matter whether you keep the garage or demolish it.

Ahha, self-contained dwelling and garage needs to be separated or can be interlinked?
 
You can join onto the garage if you like, subject to it being wither permitted development or with a panning application, depending what it is you want to build. But anything that contains a kitchen (which will be seen as making it self contained) will not be permitted development.
 
Fantastic so if no kitchen no PP but requires BC, right? Does the equation changes if we add toilet/shower room?
The idea is to convert the existing double garage into single and use the reaming area and perhaps add bit more (ample garden) to create a reasonable size guest/play room etc.
 
You will need planning permission for that proposal.

Don't worry about building regulations as that's just technical.
