Extension Costs/modular extension help!!!!

We are considering buying a house that will require a 10x5 single story extension.

Can anyone give me a rough idea on a price? Need to work out what we can afford to offer.

Also considering a pre fabricated modular extension, anyone know if it's possible for this size?

Don't rely on a forum for your buying decision, there are many variables. Get advice from a local surveyor.

A modular extension, if one is even available and will meet planning requirements will be more extensive than a traditional build of the same size and style.

Oh, and don't forget professional and statutory fees for building it, which will be about 10% of build cost.
