So would you say a ball park figure of about 70% of cost are for labour?

Do the free labour bods not do free estimation too?

If say a bricklayer can't say how much it costs to build an extension, then I'd take his trowel away for his and his clients own safety.

I think that’s the way I am going to go, get the labour in when I need them.

The free labour trades you’ve listed are the trades you need to do an extension. Get your head round roofing and you’ve got the set.

I did a 48sqm extension including a kitchen and a garage conversion for utility and wc myself (no trades) and it came in at £30k. My estimate was for builders to do £1500/m..... £75k.
