After living at our property for several years, we recently had new neighbours move in and have a new boler fitter. The flue pipe now extends from the side of there bathroom, right to the edge of our fence. So it seems to be well over a metre or so long. This is gving us trouble, as its very close to our bathroom and worse bedroom window, and at many tmes of the day comes fluming oout at force and can go straight nto our bedroom. Never mind the loud noise at 6am and on and off untill 1am.

We mentoned it to them, and they are talking to the builder who ftted it. He has said it needs to be this long.

Does any know more and could give a little light on what I could do next. I'm now tired and very cranky.

It may need to be that long for their purpose, but it still has to be the correct distance from your fence, AND should not cause a nuisance. Talk to building control, as they should not have been issued with a certificate as it is non-compliant.

If building control won't help, don't give up, and write to the office that John Prescott used to be in charge of, to tell them building control aren't doing their job. Then get on to environmental health too.

A boiler flue is not allowed to discharge over a boundary. You need at least 600mm from boiler terminal to your boundary, although I have heard it mentioned that it is as much as 2.5M for a condensing boiler according to building regs.

Forget what the builder says and if less than 600mm you can complain and make them move it, although this will obviously make you unpopular

Cool will check it out with Corgi too. I want to try and print out info for my neighbour first, to prove our point, I don't want to be two heavy handed. However lack of sleep s starting to pay.

Fashion a satelite dish style reflector positioned so as to divert the plume straight back at them.

sod lack of sleep

you could be getting CO in your bedroom window

now THAT will give u a restfull sleep

if fumes are entering your property , it dont matter how far the flue is away. its got to be moved.

I'm not aware of any boiler that has such a requirement.
Any chance of posting a picture so we can have a laugh at it?
Most boiler instructions now stipulate that the flue should be positioned so that it must not cause a nuisance.
If Corgi and BCO arent interested then you could try environmental health dept of council or your last straw is a solicitor that specialises in 'tort'
