Garage Lintel Replacement

Hi Everyone,

I got a single story brick garage that needs the lintel replacing.

It has a old cast in situ concrete lintel that's also supports 2 purlins resting on the brick pillars. At some point this has sagged and caused the brickwork to drop but it hasn't changed for the last 10 years that I been here. See images.

The span is 2.6 meters. I was going to replace it with one of the 2 lintels the links below...

Would the "extreme load" lintel be massive overkill? or would the "extra heavy duty" still be well strong enough?

There price difference on a 3m lintel is a £1000

Without calculating, it's hard to say. From experience the HD version should be sufficient, but the brick piers beneath the purlins and their locations, makes it almost point loading, not a distributed load.

Also, that's a non standard bearing situation. Those lintels tend to require a certain height of masonry above the bearings to form a composite beam, and there is minimal there.

If you send full details to the manufacturer's technical team - including roof dimensions, they may be able to recommend a lintel.

As you say, I will get in touch with the manufacturer's tech team.

I guess If needs be I could also build the piers out the the bottom to spread the load a bit more

Those prices are horrendous - have you considered some steel?
Yes I was a bit surprised by the "extreme load" version too. I'm just getting into it at the moment but the garage has a facing brick exterior so I need something where the lintels/steels are hidden on the outer leaf
