Garden outbuildings size!

Damn, I knew I got that wrong! I was confusing my calculations in feet with another calculation in relation to the spacing of the pillars. I’m so dim! 10M X 3M is 30 sq.

Can you point me in the direction to a page with the building regs between 15 and 30sqm?

If you want to put up small detached buildings such as a garden shed or summerhouse in your garden, building regulations will not normally apply if the floor area of the building is less than 15 square metres and contains NO sleeping accommodation.

If the floor area of the building is between 15 square metres and 30 square metres, you will not normally be required to apply for building regulations approval providing that the building contains NO sleeping accommodation and is either at least one metre from any boundary or it is constructed of substantially non-combustible materials.

Great, I have learnt so much here in a week. Thanks for the links.
It is purely a brick construction workshop for my after work passion for motorcycles, rebuilds, customs, mechanics/bodywork and so on and is well away from boundaries, no sleeping acc. Only area of concern I think is the 240v supply line down the garden for lights and mains which will be fitted by a sparky!
