Hi,

I'm having a small front extension and the bit in the lounge will look more like a bay window (it's only going 4' out). I've asked for costs to put the RSJ in the ceiling/floor space rather than hang down but I'm wondering if it's worth the extra cost (I'm trying to save money where I can). I'm used to two rooms being knocked together and an RSJ hanging down in the middle of a large room looks right but I can't imagine how it would look for a 'bay window' size extension.

Does anyone have any sample pictures they could share please?

TIA

Often you would just have a slightly lower ceiling in that area. But otherwise I think additional cost would be minimal as you'd be removing brickwork above ceiling height outside to do the roof and cavity tray etc.

Thanks. A fully lowered ceiling looks ok and the reduction in height won't be a problem as it is for a settee. I have two prices of £900 and £2000 so quite a difference. The other hasn't separated the price.

That's what we have and looks completely normal, the other benefit is that it makes fitting coving easier than going round a bay.
(Just chunky timbers for a beam in older properties)

Save your money for something more exciting.

You can certainly save a bit of money now and look at something a bit crap forever, or do something nice the first time and save money elsewhere or repay finance for a bit longer.

IMO, your biggest concern would be finding someone who really knows what they are doing in the first place, and that someone is most often the person that would rather put the beam up above the ceiling than just doing what is easiest for them.

Don't forget this will need building regulations, and you may be able to use a standard lintel instead of a beam.
