Hi,

I'm wanting to submit drawings to get a building warrant for a simple one story extension to the side of my house - pic below

To avoid paying to get the drawing done would I be able to submit simple plans such as advised here:

http://www.tensquaremetres.com/blocked/planning/permission.html

I aim to build it myself so don't plan on using an architect if it can be avoided.

Thanks

I can't see the page as it's blocked due to ad blocker, but the simple plans for planning permission will not be sufficient for building regulations. Your building regs plans must show how the house is to be built and demonstrate compliance with building regs, so you will need cross-sections of walls showing insulation, cavity trays, details of all drains including pipe sizes and falls, sizes of windows including glazing and openable areas for ventilation and light, etc. You can get an architectural technician to draw them up using standard building methods to your sketch plans.

If you have lintels or any other structural element you may need a structural engineer ot produce and certify figures.

If you don't know the kind of info required to achieve a building regs app then how do you know how to build it?

If that is a retaining wall on the right, you may have problems with your new build.
