Kitchen extension

I have a galley kitchen and would like to increase size of the kitchen. Dont have a big family but would be nice to have an extra room and also for resale value. I coud put up a double extension but Ilike I said no big family, so maybe just dig deeper foundations for the future? I believe I dont need planning permission, but dont know where to start. Approach some architects and go from there?
 
Employing an architectural technician (they have their own section in the yellow pages) will be all that is necessary to draw up planning and building regs submissions unless the extension is particularly contentious and is likely to be difficult to get through planning in which case it may be preferable to use an architect who may have a bit more flair for the design and influence with the planners. But to re-confirm, if its a standard extension use a techy.

Of course if you're in the South West or South East I could be your man! 8)

The foundations for a single or double storey are the same depth

If you are doing this work just to increase property value, then you first start by finding out if your proposed extension is really going to increase the property value by the actual cost of building. Its no good adding a £20k extension, if the properties in the street wont sell for £20k more than the others

Anyone should be able to draw plans for a box on the back of the house, so check the usual places for Architectural Technicians, surveyors/engineers etc. Avoid Architects (RIBA ARB) at all costs unless you want some freaky design and have lots of money to waste
 
Cheers for the advice. So whats the difference between an architect and an architect technician. I'm pretty sure the house with the extensions are going for more in the road. Every builder I speak to asks why I havent extended it. I really thought a two storey exstension needed deeper foundations, dont know why. An exstension built under planning permission would cost as much as £20k? Im thinking of a pitched roof.
 
lol. No I meant even the ones I know that arent involved in the work.
