Hi there
Recently moved in
The slate roof above toilet seems to be leaking above the velux window
Here are the pictures
The lead flashing at the corner is not pointed into the wall. Would this be enough to cause it or does it look like the whole thing needs redoing?
Can you just rake out the mortar and repoint or do you need longer lead? thanks in advance
Tim

If you can take a shot out of the window it would help.

I'd go with joe's suggestion.

In the meantime:

1. Is the roof area below the next window leaking, or has it been?

2. The lead flashing below the perished cill seems to be the culprit - perhaps you can lift the flashing, and examine the area below? Take a pic.
If nothing else, capillary action might be taking place there.

3. Can you give the exact type/model of Velux thats in-situ?

4. What "flashing at the corner" are you referring to?

5. Do you have access to the roof space to view the suspect area?

6. You have what i imagine are Northumberland slates on the lean-to, protect them and never let them go.

There should be a flashing kit that was supplied with the velux that fiitted above it and fitted into the velux soakers (usually aluminium) that went down both sides of the velux. Then over the top of the flashing should of been a coarse of slate then the lead flashing chased into the wall. But in your case it looks like there is not enough room for the coarse of slates above the velux (and maybe no room for the flashing kit)and the lead doesn't look to good (poorly fitted). But as joe said if you can put up a picture from above the velux we could see how it's finished. Also it looks like the lead is not overlapping the slates enough on the r/hand side of the window and the water may be getting under there...
