Lintel replacement required

Hi everyone,

I’ve got a question about a lintel over a kitchen window in a cavity wall. I’m planning to fit new windows in the kitchen soon and then proceed with Hardwall plastering, so I want to sort the structure properly before doing any finishing. In the rest of the house, the lintel arrangement was:
-a massive in-situ concrete lintel on the outer leaf
-a timber lintel supporting the inner leaf
-nothing (cavity tray) in between, just a cavity)
I have not changed those lintels elsewhere because both the inner and outer lintels were very solid and the brickwork above was in good condition.

In the kitchen, I have two windows:
-approx. 1100 mm wide
-approx. 500 mm wide (this one used to be a bathroom window)
The kitchen lintel construction looks different from the rest of the house. On the inside, it also has a timber lintel. On the outside, it looks like there is a single brick course over the window (not forming an arch) and then a small triangular section of brickwork above it. My assumption is that there is a piece of steel built into that area supporting the brick course above (rather than a visible concrete lintel like elsewhere in the house).

On the larger window (1100 mm), I have just removed the old plaster internally and found that the timber lintel is loose enough that it looks like it could be removed by hand. There're also some signes of movement/subsidence (probably as old as the house itself). The timber itself is actually in good condition (not rotten and not visibly bent).

At this point, I believe I need to replace the lintel arrangement on this window. Is the proper cavity wall lintell supporting both inner and outer leaf the only option?
I don't seem to be able to get my head around the fact that other openings have differetn arrangement (without th cavity tray) and are just fine. Any advice would be appreciated.

Outer skin may have no lintel at all, and have always been supported by being sat on the window and tied to the inner skin.
Belt and braces would be to fit a proper cavity lintel/cavity tray, or may get away with just an angle iron lintel on the outer. If you had access from outside you could try and form a tray with dpm and still keep the inner skin as it is. And add weep holes.
 
Thanks for the reply 23vc. I decided I will fit one of these.
Don't have much experience with cavity walls so I thought it's better to trust the experts. I think I may have 2 strongboys xl with some props laying around in the garden so seems like plenty for such a small opening. Thanks.

That’d be more involved as you’d have to support both skins of masonry while doing it.
Fair bit of redoing brickwork above afterwards too. Don’t forget weep vents etc
 
Just realised that to be fair - Need 4no minimum to support both inner and outser skin at the same time!. Perhaps I should just replace the inner -> prestressed, then do the outside one by putting a piece of angle and creating a tray using a dpc :) And sure I'm won't forget about the drainage in the outer lintel. Just like guys on this video:

By the way what would be the proper way of closing the cavity under the window? At the minute I'm thinking bring outer and inner leaf to the same lvl, squeeze in some PIR in the cavity, then make a thin mortar sloping to the outside, fit DPC sloping towards the outside and then do like a 40mm fibre concrete layer sloping in the same direction (thickness of the full wall). Fit window on top. Many thanks in advance !

Cavity closer (bought in lengths), which includes the vertical (or horizontal in the case of the underside of the window) dpc and foam insulation.
Does the inner skin lintel actually need replacing?
 
Thanks for the tip on the Cavity closer. Such a nice product ! That's exactly what I need! So I assume bring both leafs level, fit the cavity closer and Im ready to fit the window in. (unless it's still good idea to put exta DPC on the whole thickness of the wall on top?)

Now thinking about the inner lintel, I may be allright just fixing the bearing on the left hand side and perhaps put some renderng mesh in the area over the window when I will be doing the hardwall plaster.
In regards to cavity on the sides, it seems closed by bricks. Would you care about opening the cavity and fitting the cavity closer as well or am I overcomplicating it?
 
Unless you're a dab hand at brickwork? I'd focus on preserving the outside - there's usually a way to bodge something workable from inside.
